For all newly constructed heated buildings, and in case of an addition or a remodel that includes new conditioned space, it is necessary to have the required ‘energy calculations’ prepared (Title 24, CAL Green) and a permit taken to comply with the California Energy Requirements. The law requires the applicant to provide an Architectural Permit set, a Structural Engineering Permit set, and Energy Calculations that meet requirements of the local city code. The permit application depending on the type or nature of the work may be accepted for a review, in which case the length of the permit process can depend on the nature and complexity of the project, or it may be issued over the counter. Most larger projects require you to submit the project documents and leave them with the building department for review. The review process is often 4-8 weeks. Over the Counter Permit A building permit reviewed and issued while you wait is called an ‘Over the Counter Permit’. Plumbing permits are required to ensure that water systems, drainage and waste piping systems, water heaters & furnaces, gas piping systems, and vents from gas-fired appliances, are installed according to the Plumbing and Mechanical codes of your City and County.
