Balcony Inspection and Survey
Our engineers routinely inspect balconies to ensure they meet the standard safety guidelines and are up to California code. During our inspections we make sure your balcony is structurally sound and stable. We also make sure your railing is properly in installed and safe. We look for signs of deterioration, proper drainage, presence of dry rot, mildew, mold, rust or signs of a pest infestation which lead to structural weakness. At the end of our inspections we will provide recommendations for repairs or replacements.

Our balcony repair and replacement services include repairing rot or mold, repairing water damage, replacement or repair of balcony hand railings, structural repair of deteriorated concrete beams or columns, façade rehabilitation to stabilize and repair distress, repair to masonry distress, repairing balcony design or structural flaws, drainage systems, concrete balcony repair, and more.
Repairing Water Damage
When a balcony is poorly constructed that often results in water damage. With water damage your balcony is susceptible to rot, mold, mildew, and rust that requires repair or replacement. Our engineers are able to pinpoint these issues and make the necessary repairs or replacements.
Balcony Railing Repair or Replacement
Balcony railings must be up to California code for safety standards. If any part of your balcony railing is loose, wobbly, broken or missing bolts we make sure they are properly fixed. We work with metal, composite, wood, glass, cable and stucco railings.
Repairing Design Flaws in Your Decking
Some balconies may show signs of decay due to design flaws during the original construction of the balcony. We work with you to determine if your balcony structure is in good enough shape or if there needs to be a complete deck replacement.
HOA and California SB-721
The California SB-721 requires the HOA to be responsible for all commune areas including ones used privately such as a deck or balcony. Each deck and balcony is to be inspected by an architect, civil, or structural engineer once every 6 years, and once before 2024. A report needs to be provided to the HOA, and repairs need to be done as necessary. If you are part of an HOA, our engineers will be able to provide the necessary report and make the repairs.
